Frequently Asked Questions
Maybe you still have a few questions about how this whole “Sell my house fast” stuff actually works. That’s okay; most people do. Here is a quick collection of some of the questions people ask us, along with our answers. If you still have a question, don’t hesitate to contact us anytime. We would be happy to answer it for you.
Q: How fast can you close?
A: Our closing goal is always 5 business days. There are certain things that can delay our closing ability that is completely out of our control. This will typically be a result of issues with clearing the title to the property. If there are heirs to the property that can’t be reached or disputes in ownership, this could delay our ability to obtain title to the property, and delay closing. Other items that might delay closing are purchases of land, homes with pending insurance claims, or pending litigation related to the property.
These are rare occasions, and in almost all cases we can close in 5 business days or less!
Q: Will you be listing my house on the MLS?
A: This won’t be your traditional way of selling so we WILL NOT list your house on the MLS. We are professional home buyers and we purchase properties quickly and for cash.
Q: Do you buy land?
A: Yes, we do buy land as well. Land purchases, as mentioned above, have the potential for longer closing periods. Mostly due to the complexity of zoning regulations, and possible soil testing requirements. These are all items we can discuss with you at your consultation.
Q: Once I submit my contact information what happens next?
A: We will make our best efforts to contact you the same day you submit your contact information. We will gather some basic information from you to see how we can best solve your problem. Once we gather the information we need, we will then go ahead and set up an in-person meeting with you at the house you are trying to sell.
We will do a walk through of your property which usually takes about 45 minutes.
After our walk through we will crunch a few numbers and present you with an all cash offer for your house. We try and present our offer the same day, or the next day!
Once you sign the all cash home offer, you can expect the cash in your bank account in 5 business days.
Q: Do you pay fair prices for properties?
A: We do our absolute best to offer you a fair price for your property. Our transparency is what sets us apart from other professional home buyers. We have a full page on our website dedicated to explaining how our offers are calculated. The homes we purchase are usually in need of repairs and won’t necessarily sell at the same value as a move-in-ready home. If we present you with an offer that you don’t believe is fair, just remember, you have no obligation to accept it!
Q: Can I come back and see the house once it’s renovated?
A: YES! YES! Absolutely YES! We encourage you to come back and see it after we have worked our renovation magic! This is perhaps our favorite part of the process is getting to see the reactions from our sellers when they walk the house for the first time after renovations are done.
Q: Do I need to make any repairs?
A: Since we buy houses in their current “as-is” condition, you don’t have to make a single repair. You don’t have to clean your house, you don’t have to move your furniture either. Take what you want with you, leave the rest for us to take care of! Our all cash home offers factor in the cost, hassle, and risk of making repairs and doing renovations. You don’t have to worry about any of that!
Q: My house had a fire, will you still buy it?
A: Yes, as mentioned above, a house that previously had a fire has the potential to delay closing if there is an open insurance claim on the property. We are still able to purchase the property, but we might first need to check with the insurance company on their claim status.
DOWNLOAD our free guide that walks you through the Pros and Cons (plus the cost and timeline) of selling your house to a professional home buyer versus the pros, cons, and costs of the other two alternatives – listing with an agent or selling it yourself.
Q: Are there any inspections involved?
A: There are no formal inspections involved by licensed home inspectors. We will do a walk-through of your property, which typically takes about 45 minutes. If you do accept our cash offer, then there will be no further inspections of your property. The initial walk through is the only time we will be checking out the property.
Q: My house has an issue with its foundation, will you still buy it?
A: Absolutely! We understand that having issues with your home’s foundation can be very difficult to deal with and extremely costly. We will still give you an all cash offer for your house and accept it in it’s current condition even if it has an issue with the foundation.
Q: My property is in TN, but I live out of state. Can you make accommodations for me?
A: Yes we can! In fact, this is something that is very common for us. We would just need someone to give us access to the property so that we can perform our walk through. Our all cash offer for your house will be presented electronically and can also be signed electronically. On the day of closing, we will arrange a mobile notary to meet with you so that you can complete the required closing documents
Q: Are there any fees or commissions to work with you?
A: This is one of the biggest differences in working with us vs the “traditional” method of selling a home. You don’t pay us a commission for the sale of your home. Our cash offers for your house include zero commissions. We also try to cover all your closing costs including the cost of the title search and settlement fees. There are no fees or commissions involved in our transactions.
Q: How are you different from a real estate agent?
A: Real estate agents are not there to buy your house from you. They will have you sign a representation agreement and then market your property for sale to others.
Typically, when listing a home on the open market, you will need to get your home “sell ready”. This usually means getting all those pending projects completed! Making the necessary repairs to your house, cleaning, getting it staged and ready to show.
An agent will typically charge a commission of 5-6% to market your property on the open market. Your property will be for sale until a buyer comes along and makes an offer. From there, your house will be under contract with several contingencies. These usually include inspections, financing, appraisals, etc.
You might have to pay closing costs, or give seller concessions. These can range from 1-5% depending on what is negotiated.
Selling your house for cash directly to us means there is none of that!
There are no commissions involved, there are no fees involved, and there’s no waiting. You get your cash home offer, and we close in 5 business days or less. Simple as that!
Q: Is there any obligation when I submit my information?
A: You have no obligation to accept our cash offer for your house. There is also no fee involved for us coming out and presenting our cash offer. Keep that in mind as you work with us. We truly do try and make this process as easy as possible.
